What are the new and impactful functions in MAS 9.2?

IBM released Maximo Application Suite (MAS) 9.2 in June of 2026. While the MAS environment has been out for several years, the releases in the MAS 9.x series have included not only obvious user level changes, but many behind-the-scenes administration and operations functions have seen changes and enhancements as well.  

Yes, artificial intelligence functionality continues to grow within solutions such as IBM MAS. While the list of internal functions is expanding, the inclusion of the Model Context Protocol (MCP) server opens the potential of detailed business rules and automation, facilitating transactions that would normally be performed by a human user. 

This article is not an exhaustive list of What’s New in MAS 9.2. It covers what, in our opinion, the more substantial changes that to know about when using MAS 9.2 for the first time.  

MAS is not just “Maximo”

Maximo Application Suite (MAS) is a collection of software components that deliver features/functions well beyond those in Maximo of the past. When IBM releases a new version of MAS…9.2 for example…all the underlying components are also put at that same release level. For example: in the case of MAS Manage (the Maximo of days gone by) it is now at release 9.2. MAS Manage is the component where Maximo features/functions such as work orders, preventive maintenance, contracts, inventory, scheduling, service requests, purchasing, etc. are located.

Mobile Apps  

Users are granted access to new applications in the same manner as in previous releases of MAS. All Maximo Application Framework (MAF) applications that are mobile enabled provide off-line capability. There is very little a user cannot do in the applications while they are off-line as when they are on-line. There is also a “Mobile Admin” section under MAS Administration to adjust the experience for mobile users such as data synchronization.  

Primarily focused on MAS Manage functionality, MAS 9.2 has added several new mobile applications: 

Timesheets – Captures work order actuals entered by the logged-in User for quick reference of todays and yesterday’s activities. Users can also search history. This app makes it far more efficient to find how and where time was spent vs. having to look at each work order. 

Crew Manager – For those who are managing Crews out in the field. It shows which Crews are in play and who is on them. 

Material Request – Very much like the traditional application where a User is able to submit requests for materials that may or may not be in stock. The request functions as you expect in that a reservation is made in the Inventory functionality of Manage. 

Locations – Very much like the Asset Manager mobile application, the Locations app enables field verification of Location records and other administrative tasks. 

Many of the initial mobile applications such as Technician, Inspections, Service Requests, and Assets have been enhanced with features such as more comprehensive drilldown through the location and asset hierarchies. Attributes, because of Classifications, are starting to be able to be updated via mobile apps as well. 

Specific to the MAF Platform itself, its administration remains at the MAS level, enabling mobile applications to be developed across the MAS environment. Many performance changes have been made, and additional “pre-load configuration” capabilities have been added. These have noticeably increased the performance of mobile applications.  

The Microsoft version of the mobile applications continues to be available directly from the Microsoft Store. There is no longer a “special” file-set and installation process for them. Just as with iOS and Android apps, they are simply downloaded from the store to the user’s mobile device.  

Also, as part of the MAF Platform there is a drag/drop editing application, “Application Configuration,” that is simply part of MAS…no longer needing a local Docker instance. While it is not to the level of the legacy Maximo Application Designer, it does make implementing changes to mobile applications that much easier.  

Allow us to add that the TRM Rules Manager Studio, as well as the next evolution, Omni AI Studio, continue to be fully MAS compatible. These tools also enable the development and deployment of business rules for not only the traditional applications, but also the MAF mobile apps. Rules can fire on the mobile device whether it is on or off-line. The AI functionality makes the creation of rules, automation scripts, tests, and code documentation far easier, using the AI engine of your choice. 

Mobile administrators continue to have a long list of actions they can take, such as the ability to clear the log file cache, prevent GPS spoofing, time zone configuration, identify users with mobile access, and support for large files as attachments. With a “mobile first,” approach, we will see further motion when it comes to mobile application development across the MAS environment.

New MAS Manage Functionality  

Continuing into and expanding 9.2 is a connection from MAS Manage to IBM Watsonx via the AI Service. There are several pre-built models available, the main function being the Maximo Assistant.  This is the chat application where a User can search for records, ask Maximo questions, retrieve information from individual documents, and other developing actions. 

Other models include work order similarity checks where a user can see work orders deemed similar to the one they are working on. Problem code and other field value suggestions can also be provided with a minimal amount of model training. 

MAS 9.2 introduces a Model Context Protocol (MCP) server, opening any MAS platform to AI agent development. The OOB AI models are “tools” available to any agent entering via the MCP server. The possibilities are endless at this point as far as the functions AI agents can perform with or for a MAS user. 

Alerts are a new function in MAS Manage 9.2, with the underlying record and application called a “Ticket.” Based upon a condition or other threshold that is exceeded, an Alert can be generated and action taken by a user or AI agent. 

The Reliability Strategies application has also been enhanced in both 9.1 and 9.2 to access AI recommendations for boundaries, failure modes, mitigations, and other elements of a Failure Modes and Effects Analysis (FMEA). 

Not new to MAS 9.2, but worth mentioning, is the new Work Order application. It is located under the MAS Manage Work Orders module, and is an MAF application, but is not mobile enabled. It provides a summary and “where along the lifecycle a work order is,” view. This application will be where we will see more functionality and connections to Watsonx as new releases come out.  

Dashboards are a new function to MAS Manage, and with the release of MAS 9.2 there is now a Mobile Dashboard. The Card gallery, where you select what is to be displayed on a Dashboard has also been enhanced.  

Inspection forms have been a very popular feature in Maximo and now MAS Manage. For 9.2, several new questions/responses have been added based upon client feedback. They include: 

  • Similar to a Job Plan, Inspection Forms can now be created for specific Organizations, Sites, or both. Or, if left blank, an Org or Site defined in the MAS Manage instance can use the form. 
  • Inspection forms can also have attachments to them, made available to the inspector when they start the form. 
  • The ability for a response to have a value calculated from meters or other asset/location related fields via Maximo Formulas. 
  • Inspectors can now scan QR/barcodes and have the values appear in a response field. 
  • Geolocation can also occur via an Inspection form if the MAS Manage system is attached to a map server.

Wrap up…
